Your Home Sale Timeline
✅ Day 0: Offer Accepted
You’ve officially accepted an offer!
We sign the purchase contract and deliver copies to all parties.
💰 Days 10–20: Appraisal Ordered
The buyer’s lender sends an appraiser to determine the property’s value.
We wait for the report — I’ll stay in touch with their lender to avoid delays.
📅 Days 1–3: Earnest Money Deposit & Title Work
The buyer deposits earnest money (a good-faith payment).
The title company begins reviewing ownership records and existing liens.
🏦 Days 20–25: Loan Underwriting
The lender verifies the buyer’s financials and the appraisal report.
The buyer may request access for measurements, final walkthroughs, etc.
🛠️ Days 5–10: Home Inspection
The buyer schedules a home inspection.
I’ll help you prep and be on standby for any repair requests.
Negotiations may happen depending on what the inspector finds.
📋 Days 25–28: Clear to Close
The lender issues “clear to close” — we’re in the final stretch!
You’ll receive the final settlement statement to review.
🔑 Day 30 (or Scheduled Close Date): Closing Day
You’ll sign all the documents (I’ll walk you through what to expect).
Funds are disbursed, and the keys are handed to the buyer.
